Property Condition Assessments (PCA)

 Mid South Building Consultants is focused on how the building and property operate as a whole and help minimize risk!. We are experienced professionals that perform property condition assessments (PCAs) and facility condition assessments (FCAs) for all building types. From portfolios to single building owners, Mid South Building Consultants has inspected and written reports covering millions of square feet of commercial, industrial, hotel, storage, and retail buildings. Our reports are tailored to meet your business needs and provide the best comprehensive due diligence solution for your asset(s) whether you are a buyer, seller, or lender.

 There are typically two types of property condition reports (PCR) and we can do both. Equity property condition assessment reports focus on immediate repairs and deferred maintenance that may impact the value of the asset. A Debt property condition assessment report focus on repairs and maintenance. We perform a visual inspection of the subject property(ies) and building(s) and tailor the report to your needs. A property condition assessment is often used as a baseline report for future upgrades and investments to the subject property or even a baseline prior to leasing out a building or space. A property condition report may be used after a tenant leaves a space to verify condition. 

 

  Along with the property condition assessment report, we can incorporate a capital reserves study or capitol needs assessment for the loan term. Generally, a commercial loan has a ten year term, so the capital reserve study covers the loan term plus two years.

 

 At Mid-South Building Consultants we have professional relationships with engineers, architects, contractors, and other licensed professionals, that we work with as needed to produce a finished report documenting the current condition of the asset.​ Property Condition Reports are detailed and comprehensive with photos and repair or replacement cost opinions. Our reports are based on the common ASTM 2018 Standards for Property Condition Assessments and as agreed upon in the signed proposal. Generally, reports are delivered 72 hours after the on-site visit is complete.

Construction Monitoring 
Draw Inspections

Mid-South Building Consultants offers an independent set of eyes for our clients to confirm the current progress of construction once a draw request from contractors and developers has been received, typically monthly. Construction risk management includes determining if the contractor is actually billing accurately and should they be paid for what they are billing.

Our service includes:

  • site visit

  • review of change orders

  • review of pay application

  • percentage of completion

  • review of shared documents ​

If desired, we can just perform the site visit with photographs and give a percentage of completion.

Get a bird's eye view of your property, building, system, or components with Mid-South Building Consultants drone service. Sometimes the only way to access a location safely is with a drone service and our FAA Part 107 remote pilots. Thermal imaging can be incorporated into the aerial service. Infrared - IR Survey

We specialize in thermographic infrared surveys and use Infraspection Certified Level II, or higher, thermographers. The 2023 NFPA 70B Standard now requires regular thermographic infrared surveys of electrical gear and equipment, electronic, and communication systems as part of a predictive maintenance program to keep workers safe and reduce equipment failures. Your insurance company likely already requires infrared surveys and may reduce your premiums. Thermographic infrared surveys can be incorporated into a property condition report. Thermographic infrared technology for nondestructive testing (NDT) and inspection can help identify electrical hot spots, poor connections, overloaded circuits, unbalanced loads, moisture infiltration, wet insulation, roof leaks, and other problem areas in:

  • electrical systems

  • mechanical systems

  • roof coverings

  • building envelopes

  • and more!
